We are design architects providing a complete and comprehensive architectural service (specializing in the integration of interior design, landscape architecture and project management) for all our projects.

We provide a range of services (full or partial) for our clients from preliminary concepts, contract documentation, construction inspection through fit-out and furnishing to occupation.

Our service is designed to assist you with all of the stages of the design, documentation and construction process in order to make it easy and hassle free to realise the full completion of the project.

In addition to the design and documentation we arrange for, liase with and co-ordinate all work of the consultant team as well as liase with and supervise the work of the builder through the construction stage on your behalf.

Our process thru the design stages develops and massages all aspects the concept design while investigating cost effective design, structural alternatives and material substitutions resulting in a fully integrated and complete project.

Our aim is to design & create the residence to suit your needs.

We provide all the documentation for and attend on all authorities for all development/building approvals and necessary planning relaxations to achieve the realisation of the project.

We guarantee with our service full and complete documentation resulting in accurate pricing and with full documentation the process provides you with greater control thru the construction phase.

We provide an itemised fee proposal to provide a comprehensive architectural service to complete each of the stages and bring the works to practical completion & occupation.

The many benefits of our specialised service are varied. Some of these are listed below –

1. We provide the design ideas for consideration and evaluation.
2. We present all additional costs and consultants fees with our recommendations for your approval prior to proceeding.
3. No negotiations for cost savings, project payment certification and/or negotiations with authorities occur without your prior approval.
4. We maintain a direct line of communication w/- yourselves, the builder and the consultants w/- regular meeting times and daily email links.
5. We provide architectural recommendation and design comment on all suggestions and alternatives put forward by the consultants and the builder throughout the project.

Attached is an outline of the service we offer in each stage of the process plus a typical schedule of documentation completed with our service. Our service is designed to provide all the architectural documentation necessary to detail the overall scheme to fully complete the project from vacant site to occupation. Within these design parameters and their individual brief each of the specialist consultants provide their individual design detail and apply their expertise under our design co-ordination.

Our involvement thru the pricing & construction stage is billed on a time and meeting basis to be arranged solely at your instructions or the builders’ request. Thru this stage we are involved in

1. Periodic meetings with the builder and inspection of the site
2. Consideration and evaluation of materials and finishes substitutions
3. Meetings & negotiations with authorities.
4. Negotiations for cost savings with the builder and the consultants.
5. Meetings with subcontactors at the builders request to finalise detail.
6. Certification of the builders’ project payments etc

In order to commence work on any project no work proceeds until we receive

1. Agreement to the quoted fees.
2. Signature of our services agreement.
3. Receipt of our booking fee
4. Clarification of an agreed payment method.
5. Evidence of ownership of the property.
6. Letter of authority from the registered owner of the property for Michael Witty Architects to make enquiries and submit for approvals with all relevant authorities to achieve all building and development approvals.
